Commercial financing submission
Help a lender evaluate the property, borrower and execution plan efficiently.
Use this as a working agenda. Confirm transaction-specific requirements with your advisers. Checkmarks are temporary and reset when the page reloads.
Explain property type, use, purchase or refinance, timing, requested debt and the investment business plan.
Include a current rent roll, leases, historical statements, trailing operating results and explanations of adjustments.
Balance acquisition, closing, improvements, leasing costs, fees and reserves against debt and documented equity.
Organize entity structure, ownership, experience, liquidity and requested guarantor information securely.
Include scope, bids, contingency, timeline, draw assumptions and third-party supervision if applicable.
Model stabilization, permanent-debt constraints, sale assumptions and maturity repayment risk.
Disclose known environmental, title, condition, occupancy, legal-use and tenant concerns.
Track rate, index, floor, amortization, maturity, recourse, fees, holdbacks, covenants and prepayment.
Document who must supply each report or certificate and when it is due.
Follow the lender’s approved submission process. Do not place confidential borrower records in public site content.
Date the package, identify the author of each assumption, keep one adjustment log and answer lender questions against the same current rent roll, budget and sources-and-uses schedule.
Identify who can approve the financing and sign for each entity. Align commitment expiration, rate-lock conditions, purchase deadlines and the funded closing calendar.
An original editorial checklist. It is not a legal form, lender requirement list or substitute for a property-specific investigation.
